Merchants Wharf is the working title for Drogheda Ports Redevelopment project for the towns north quays.
Specifically, the area consists of the Quays, which stretch along the northern bank of the Boyne River between Mayoralty Street to Doners Green. Along the length of the Quays, the landholding varies in width between 36 metres at Mayoralty Street to 56 metres at Steam Packet Quay, narrowing again to 22 metres at Doners Green. It is bounded to the south by the River and to the north by North Strand except at the most western part where it backs onto blocks of residential and commercial properties. The site is a total of 12 acres.
Market requirements and increases in vessel size require the provision of increased access depths to port facilities with substantial backup storage facilities. Such requirements cannot now be accommodated at the town’s North Quays where channel depths and storage spaces are severely limited. In response, Drogheda Port Company have begun to relocate port facilities to more suitable locations and the recently constructed Tom Roes Point Terminal now caters for larger vessels than can be accommodated at the town quays.
The Port Company has an objective to make the most effective and efficient use of its land bank on the North Quays cognisant of the potential that this strategic site can make to the urban environment of Drogheda whilst taking best advantage of its attractive riverside location. The successful development of this site will assist in supporting the long term economic development of the town and create an environment conducive to the attraction of inward investment and to fostering enterprise.
The move away from the North Quays presents an opportunity for the comprehensive regeneration of the area. The location of the site proximate to the existing town centre creates an opportunity to accommodate the sustainable expansion of Drogheda on a site that is accessible, currently under-utilised, and addresses one of the major assets of the town, the River Boyne.
The Drogheda Borough Council Draft Development Plan 2005-2011 zones the Merchants wharf area as ‘Inner Quays Development Area’. These lands are specifically identified to accommodate new town centre functions in accordance with a Local Area Plan. The Plan considers these lands to be the extension to the existing town centre and appropriate for residential, office, retail and commercial use.
